Upholstery Cleaning Prices

No hidden fees guaranteed

We price by the piece. A standard sofa is priced by its number of seats; each additional seat is a small add-on (the exact figure is in the price list above), and a chaise counts as two seats. Our minimum service call is $200. Optional add-ons – fabric protector (Scotchgard), a deodorizer for stronger pet or food odor, and faster drying – are quoted up front and never added silently.

Every sofa and chair carries a manufacturer cleaning code on a hidden tag, and it decides how the piece can safely be cleaned:

W – water-based cleaning is safe (most synthetics and polyester blends)
S – solvent only; water can leave rings, shrink the fabric or move the dye (common on linen, some microfibers and certain wool blends)
W/S – either method works
X – vacuum only; no water, no solvent

Our technician reads this code first – and because tags are often mislabeled (an “S” gets printed even on synthetics), we confirm the actual fiber before choosing anything. Water-safe pieces get hot water extraction; pieces that are solvent-only or vacuum-only we’ll flag before any work begins rather than risk the fabric. It’s a small step that’s the difference between a fresh sofa and a damaged one.

Why the fabric, not just the tag, decides the method

The code says whether a piece is water-safe; the fiber decides how gently we work. Two water-safe sofas can still need different handling – natural linen and cotton get less water and slower drying than synthetics, and high-viscose blends we’d rather decline than gamble your sofa. (Viscose rugs are a different story – those we can wash under controlled conditions at our facility: see rug cleaning.) Stain treatment is matched to the stain type, never one spray for everything.

Velvet, velour and leather are separate services

Standard upholstery cleaning covers water-safe fabrics. Velvet and velour need a different, gentler approach, and leather is cleaned by hand rather than extracted – so we handle both as their own services. Colorfastness test

We apply the solution to a hidden, inconspicuous spot and wait - this ensures the cleaning won't cause discoloration or fabric damage.

Dry vacuuming

We remove dust, pet hair, and dry soil - without this step, wet cleaning would only push dirt deeper into the fibers

Applying pre-spray & treating stains

A specialized solution breaks down dirt and oils, while stains get targeted spot-treatment for better results.

Letting the solution work

We let the product dwell for a few minutes - this boosts cleaning effectiveness without the need for aggressive scrubbing.

Hot water extraction

We deep-clean with hot water under pressure, flushing out dirt and residue - this method is recommended by most furniture manufacturers.

Moisture removal

The extractor pulls out maximum moisture - this speeds up drying and prevents mold or odor from developing.

How often should I have my upholstery cleaned?

It’s recommended to have your upholstery professionally cleaned every 12-24 months. However, high-traffic areas or homes with pets and children may benefit from more frequent cleaning.

We clean water-safe fabrics - polyester, microfiber, nylon, olefin, and most cotton and linen blends. Velvet, velour and leather are handled as separate services, so tell us if that's what you have and we'll point you to the right one.

Yes, we use eco-friendly and non-toxic cleaning solutions that are safe for both pets and children. Our products are designed to effectively clean without leaving harmful residues.

Most pieces are dry to the touch in 4-8 hours when we set up an air mover, and up to 24 hours without one - fabric, cushion density and room ventilation all play a role. Keep the room ventilated and stay off the furniture until it's fully dry.

Most stains and odors — yes. But pet urine that has soaked through the cushion into the foam core can wick back to the surface after drying. No top-down cleaning fully reaches it. We'll check the situation before we start and tell you honestly what's realistic — we won't take your money for a result that won't hold.

An X code means vacuum only — no water, no solvent. We don't clean X-coded fabrics. If you're unsure about your tag, contact us and we'll help you identify the fabric.

An S code means solvent-only — water risks rings, shrinkage or dye movement. In most cases we decline S-coded pieces rather than risk damaging your furniture. Contact us first and we'll assess the specific fabric before booking.
